Terraced Houses 1×2

Do you thought that is impossible to built terraced houses aka townhomes in The Sims 2?

I built 2 of them, with classic and modern architecture. Both houses are composed by living, dining, kitchen, two 6×5 bedrooms, two small bathrooms, 1 extra room, and hallways (hallways are uncommon in my houses). Designed for a family of 4 to 6 sims. You can add extra beds for 8+ sims in the existing bedrooms, or reconfigure the two 6×5 bedrooms in three 4×5 bedrooms, but the living and dining are not big enough for more than 6 sims.

These houses were built on larger lots then the lot was shrunk using Lot Adjuster, which allows reducing the non-buildable area with 1 square. You cannot built walls on lot limits, but you can make buildings that apparently continue from one lot to another. Looks nice in neighborhood view!

Terrace Classic

Lot size: 1×2.
Lot facing: South.
House price: $110.390.
Floor area: 196 squares (excluding 4 squares staircase void).
Expansions needed: none, just base game only.

Terrace Modern

Lot size: 1×2.
Lot facing: North.
House price: $103.502.
Floor area: 188 squares (excluding 4 squares staircase void).
Expansions needed: none, just base game only.

Suggestion: if you have Open for Business or Apartment Life, change the windows to the more modern ones, delete the 4-step floor on the roof and replace it with split-level foundation (I have them, but I love to design houses without expansions).

Also, you can redecorate the interior, walls and floors, I think that is poorly decorated.

Starter Home

The Sims 3 starter house under $20.000 designed for a family up to 4 sims. For the non-functional items (counters, table, windows, floors, wall paint) I used the cheapest items to save money for the best possible furniture items that fit in a $20.000 house. Similar like Best Starter Home 2×2 made in The Sims 2.

Lot size: 10×20.
Lot price: furnished $19.103.
House size: 8×10.
Floor area: 80 squares.
Expansions required: none, The Sims 3 base game only.

House on a Tiny 1×2 Lot IV

This is an improved version of Tiny House I which was criticized for lack of realism and too few rooms, combined with the beautiful style of Tiny House II. Home plan designed with separate kitchen and 3 bedrooms at upper floor, and completed with a small swimming pool  Designed for families up to 4 Sims.

Lot size: 1×2.
Lot facing: North.
House price: $92,851 in base game, $92,420 in Ultimate Collection, $18,167 unfurnished.
Floor area: 138 squares + 6 squares of staircase void.
Pool area: 18 squares.
Expansions required: none, just base game only.

PS: I do not know how to create such small lots like 1×2. I downloaded them from ModTheSims.info (Mini residential lots by MaryLou).

House on a Tiny 1×2 Lot III

On a tiny 1×2 lot I built a large, extremely fat and cubish house, completed with pool and hot tub. A good home for a family with 6 sims with a possibility to add 2 extra single beds, but there are not enough bathrooms for 8 sims.

I used LotAdjuster to maximize buildable area, as I did for Terraced Houses, but this one is intended as detached home. Made in October 2012.

Lot size: 1×2.
Lot facing: North.
House price: $141,521 in base game, $140,828 in Ultimate Collection, $24,785 unfurnished.
Floor area: 188 squares, excluding 4 squares of staircase void.
Pool area: 20 squares.
Expansions required: none, just base game only.

Shotgun Starter Home 1×2 N 88

The Sims starter home under $20.000 designed for a family up to 4 sims, modeled based on shotgun houses, originating from New Orleans and common in south states from 1830s to 1920s, single-story, 3-4 meters wide and 20+ meters long, having 3-5 rooms in row, entrances in the endmost rooms and no hallways.

In The Sims 2 house I cheated a little and made entrance in the second room, for purpose of layout optimization.

Lot size: 1×2.
Lot facing: North.
House price: $20.000 furnished, $? unfurnished.
House size: 6×14.
Floor area: 88 squares.
Expansions required: none, base game only.

PS: I do not know how to create such small lots like 1×2. I downloaded them from ModTheSims.info (Mini residential lots by MaryLou).

Best Starter Home 1×2 S 84

This is the best possible starter home, under $20.000 designed for a family up to 4 sims. The 1×2 lot costs only $300 (the 1×1 lot costs $-400 but is too small). The empty home costs $5469, so $14.500 remained for furnishing. For the non-functional items (counters, table, windows, floors, wall paint) I used the cheapest items to save money for better furniture. Made in 2011 in the same time with Tiny House I having same ground footprint.

Even better 2012 version: removed not-so-necessary computer, changed the 2-sided roof to a 4-sided roof to eliminate attic walls and save money. Beds and toilets replaced with better items, added some lights (I have noticed drop of environment score during night if the room is dark).

Lot size: 1×2.
Lot facing: South.
House price: $19.989.
House size: 6×14.
Floor area: 84 squares.

House on a Tiny 1×2 Lot I

I made this house in 2011 to show the potential of tiny 1×2 lots! My first house on such small lot, designed for my family of 6 sims. See also Tiny House IV by same concept, but improved with pool and better interior design.

I do not know how to create such small lots, I just downloaded them from ModTheSims2.com.

Lot size: 1×2.
Lot facing: South.
House price: about $100.000.

House on a Tiny 1×2 Lot II

I has been criticized for making too squarish houses with too few rooms, so in July 2012 I decided to improve the original Tiny Lot House, now the house is even smaller and include also a pool. Kitchen is separated from living-dining while the upper floor plan are 3 rooms accessible via a small hallway. Designed for families of 4 Sims. You can put one single bed in each bedroom, but I recommend putting two beds in one bedroom and use other room for other purposes. This was a spontaneous idea, aka house made without pre-planning.

Lot price: $93,010 in base game, $92,579 in Ultimate Collection, $17,636 unfurnished.

Pool size: 18 squares.
Expansions needed: none, just base game only.
